Udaipur will now be implementing Urban Development tax on footsteps of Nagpur municipal corporation model, under the smart city agenda. The team looking after property tax in Nagpur is expert enough in collecting taxes appropriately since the entire tax table is available to them on their computer screens and survey for this work is carried over by another company. This model is being adopted by a number of Maharashtra’s local municipalities.
Recently, Director of smart city mission, Rajesh Kumar on his visit to Udaipur said that Nagpur’s process of collecting urban development tax should be followed and their pattern should be adopted by all. Smart city CEO Siddharth Sihag gave his consent for the same.
Coaching and educational institutions also fall under the urban tax category. Taxes should be collected on commercial rates from coaching institutes and on institutional rates from educational institutions. Commercial complexes and community halls also fall under the same category.
Nagpur’s system of tax collection:
- areas have been divided on the basis of blocks
- land rates have been fixed as per the location/area
- rates have been categorized into Premium, Average and Minimum
- all tax details are available in a computerized database
- any new construction information reaches tax team immediately
- a matriculate can also calculate tax
Online information is available regarding each property in Nagpur. It has all details, whether property is residential, commercial, owned and/or rented, number of floors and built-up area, etc.
Any person having tax objection is dealt with care. The person laying objection is shown the map on computer and tax calculation details are explained to him. Clarifications are also provided in case the person is not satisfied and the matter is settled peacefully.
Nagpur has given the tax calculation work to survey companies also. Companies survey the properties and submit tax calculations to the corporation. These companies are paid property taxes based on the information.
