Big Update for Homestay Operations in Rajasthan: 8 Rooms; 24 Beds Spaces Permitted

Udaipur, Feb 21, 2026: The Tourism Department of the Government of Rajasthan has introduced significant amendments under the notified Rajasthan Homestay (Paying Guest House) Scheme 2026. These revisions upgrades will expand capacities and accelerate tourism activities across the state.

Rooms Per Unit

As per the Jt Director of the Regional Tourism Office in Udaipur, a homestay or paying guest house operating in a residential unit was allowed a maximum of 5 lettable rooms per unit with a maximum of 15 beds in all (as per the Rajasthan Paying Guest House Scheme of 2012). With the amendments, the limit has been increased to 8 lettable rooms per unit. Accordingly even the number of beds being housed in each unit has been increased to 24 per unit. This is a significant permitted expansion of capacity. A registered Guest House property, though, has a limt of 6 to 20 rooms with a limit of 40 lettable beds with no more than 3 beds in each room.

Managing the Premises

Under the earlier regulations, it was mandatory for the property owner or a family member to reside in the same property that was being let out as a homestay or a paying guest house. After the amendments, the owner need not reside in the same premises and a caretaker can be appointed instead, to reside in the premises and manage the property. The caretaker will need to abide by the rules and regulations for operating the unit.
